Need someone with experience and boots on the ground to manage the process: advertise, show, vet buyers, manage closing paperwork. 

Lots of trial and error and learning from mistakes, so much more capital needed than 50k, so much work to do building a drag net across 5 - 8 markets to capture opportunity then have boots on the ground to put plans in motion.

Boots on the ground that aren't being paid.

Whether that be setting up the team, finding the deals or the "boots on the ground" to bring the deal in.  

Which is why reading J Scotts flipping book and others, and taking local to your project's local REIAs boot camps and education AND to hook up with other flippers. 

If it is coming from one of the boots or vents then you can just use some roofing cement.

Columbus is the other market on the list that we are familiar with and would pull the trigger with boots on the ground.
