Free sticks, free siding, free shingles, free drywall, free underlayment, free flooring, free appliances...Last but not least it would all be originally bought with my business credit cards so I would get the miles/points for expenses later reimbursed by my investors.Not that many saints working hard to make real estate investors financially free.

You also need to account for what you want to make on the deal...After Repair Value * (1 - ROI) - your markup - repairsROI is what you want the investor to make (really, what they expect to make).

It is my view, based on the rationale of the 15 year exclusion and based on what senator Weinkowski indicated, that it is an interpretation that does not match the intent of the law makers.

typically we do not provide frigs. sometimes in low income properties we have to. in that case used is 100% the way to go. the water and ice makers are the major issue we have with frigs. so try not to have those if at all possible.
