I want to start building our portfolio and would love some experienced help with direction.Over the past ten years, it seems like I've had numerous deals/ideas that just didn't come to fruition and I'm just feeling a bit defeated. 

What challenges or successes have you experienced?

I would be very weary about buying another property in today’s market unless you are extremely experienced or have done an extreme amount of research.

With an owner-occupied loan, you can buy a house with 0-5% down and get 30-year fixed rate financing so you're not dealing with adjustable rates if rates go back up and not dealing with a balloon payment in 6-24 months which is plenty of time for an experienced investor but not a whole lot if you're new. 

Currently being experienced by plenty of Floridians. 

These markets don’t experience extreme price swings, making them ideal for a buy-and-hold strategy with reliable cash flow and minimal volatility.On the other hand, Houston, DFW, and San Antonio are experiencing rapid growth due to continued job and population migration.

My goal is to help property owners navigate management challenges while ensuring their investments are well taken care of.I’d love to hear from experienced investors about what’s working in the Charleston market and share insights as I gain more hands-on experience.

I understand the scarcity mindset you're talking about, but there’s plenty of money out there to fund deals, especially for experienced investors like you.
