The press wood gets wet from a leak and it expands and separates it.The support beam is all temp support on both sides, tear out and put oversized for load and span beam back in. 

And I guess the life span depends on the quality of tenants.

Not thrilled about it, but it has been just over 2 years since my last purchases (purchased $4m in Dec 2021), they had a private beach (there is not going to be addition beaches at least not in human lifetime spans), the market is down just over 10% from its height, and it is a place I would enjoy visiting.

It will be 22 feet span, with three post, what do you reckon the cost will be  and can someone please recommend a contractor that specializes in this area.  

Structural integrity of the exterior envelope is important to overall life span of a property. 

From over 20 million down to 3 million in a span of roughly 30 years, all because of the combustible engine.
