Do you all still feel this way or has another company come on the scene that you prefer?

@Bryan Cavellier you're limited on seller concessions/contributions on the deal...I've seen a few of these, even with well qualified buyers on conventional loans...the appraisal scene seems to be tightening a bit...I've heard lots of stories lately about very conservative appraisals.

I have never done a syndication so not sure what that would look like, but I would like to get into the syndication scene ultimately or at least someday. 

The Bay Area BP Meetup scene is very good so when you have the chance try to make it out to an event!

A big hint I can give you...If you find a tenant who is young with lots of kids and no job,...usually the house get wrecked, boyfriends are over constantly and it is just a bad scene.

this scene played out in most all cash flow markets across the mid west and deep south and eastern seaboard..

I am assuming we can't create the LLC and do the purchase under that because it has to be the same entity that is both relinquishing and purchasing.Would it be easier to just have it all in his name and we split the profits "behind the scenes"?

You don't need to know Debits and Credits because QuickBooks does all this for you behind the scenes.
