This does not look like a screaming deal, if you used a 30 year loan your payments would be less than $700. 

It would be a screaming deal even if I had to pay $2-$3k for the quiet title action.It seems really risky to buy it without doing the QT.The other peeve is that the property tax is delinquent and will go to auction next year. 

I've been on the hunt to purchase a campground in  Ocean Shores/Ocean City, and was disappointed when I talked to the owner at Screaming Eagle a couple of years ago.  

@Henrietta Mateaki the best way to build a buyers list is to get a screaming deal and then advertise it like a mad man.

Unfortunately, I don't have a visitor policy in my lease (again, I've learned a lot from my 'new landlord ignorance') but I want to protect myself.  

Putting your property up against that makes yours seem like a screaming deal hah!

I am wanting to keep them a live/dynamic document that visitors can use via the web to analyze.

We've tested lots of different formats over the last 2 years... just under 1 million visitors to our members sites in 2014... and that format currently is working great.

The lesson there is to avoid hard-to-comp properties unless they are a screaming deal.
