Too many come into REI with a get rich quick mentality and no knowledge of all the work and due diligence behind me the scenes.

Four properties out of those 10 were going to be auctioned.As I surveyed the scene on the courthouse steps, I counted 10 investors.

I do all the work behind the scenes for arranging repairs/repairs and other issues but not having to answer phone calls is a starting point to building out good business processes.

Thus hyperinflation, no matter what you wish to define it as...I guess behinds the scenes we are already there in the beginning stages with buyers of US t-bills drying up (except the fed) and other countries diversifying from the dollar to gold, yen, local currency for payments.

GCs do a lot of work behind the scenes that customers do not see.  

Today I spoke to the officer who was on the scene - turns out the 911 call was from a woman whose boyfriend lives in the complex, and she called the police because of a drug deal gone bad, and she was being chased by 5 men with guns (I'm not making this up, but she probably was).She ran and hid by our condo, then called the police back to say the men were gone.

My point is, in the buy and flip scene over here, the good deals never go unnoticed.

When you can borrow at 5% tying up cash valued at 10% in a property makes very little financial scenes.  

Often Walmarts dominate the new retail scene and other stores cluster around the new Walmart.
