Hello Everyone,I’m in the early stages of forming company that raises funds by seeking investors willing to purchase listed properties in exchange for fractional ownership shares.

So I tell them what the market rate I found was, I might be raising only to a fraction of what their neighbors rents are being raised to, so they know they are still getting a deal - we tell them that we're not raising to full market rate since we value them as a tenant and invite them to check out the same sources, zillow or craigslist so that they can see that they are still getting a good deal on a great home that they are comfortable in.  

So of the firm itself...a fraction of the employees work on real estate, but then we also have teams to bring in expertise on any non-real estate related issues. 

Turns out I had only a fraction of the information.

If a secured note is syndicated, typically the investors would own fractional interests in the note. 

Funny part is we had this property 6 months at time of loss and had it planned to do a new roof in next 12 mnth, now we have it at a fraction of the planned $.

Also, most coaches don't want to have to admit that only a fraction of their students are actually successful (even though it's not the coach's fault the rest are not).By not taking too much responsibility for the student's success (i.e., not actually walking them through deals), the "gurus" can claim that they provided enough information for everyone to be successful, and anyone not successful just didn't work hard enough, etc. 

A few key notes particular to this market:-As mentioned, labor costs are a fraction of what you would pay in the states.

Then find a lender who will do fractional TIC loans.

It was a fraction of the price I would have paid for in a regular store.Also look at mistints at paint stores.
