Hello Everyone,I’m in the early stages of forming company that raises funds by seeking investors willing to purchase listed properties in exchange for fractional ownership shares.

So I tell them what the market rate I found was, I might be raising only to a fraction of what their neighbors rents are being raised to, so they know they are still getting a deal - we tell them that we're not raising to full market rate since we value them as a tenant and invite them to check out the same sources, zillow or craigslist so that they can see that they are still getting a good deal on a great home that they are comfortable in.

Also, most coaches don't want to have to admit that only a fraction of their students are actually successful (even though it's not the coach's fault the rest are not).By not taking too much responsibility for the student's success (i.e., not actually walking them through deals), the "gurus" can claim that they provided enough information for everyone to be successful, and anyone not successful just didn't work hard enough, etc.
