I know a lot of landlords that bank on this and will even make the basement updated enough to seem like a full fledged apartment LOL! 

I was planning to renovate and update the property once he did decide to move out one day, so not renewing his lease would just be an opportunity to jump start that.Thanks for your comments!

I reached out to the property management if they have got any updates on getting the property rented out or what we need to do to get the property rented but the property was vacant from August 2023 to March 2024.In March 2024 the PM team said the property had been broken into and vandalized.

Update: just talked with my agent and I learned the seller has over 10mil in assets and will put in the contract that they will pay off their mortgage with cash if for whatever reason, the property is about to foreclose- there's also no due-on-sale clause on their mortgage - I will get an attorney to look over the contract

Try to speak with a supervisor if that doesn't work.I had situations in which the case worker quit, but nothing was updated to say so.

These updates modernized the property, improved its curb appeal, and increased its market value.

We bought the property for $135,000 on 11/06/2023, invested $62,000 in repairs, fully updated and finished the basement, and sold it for $265,000 on 03/22/2024.
