Neat topic, my day gig.....teaching business and related courses at a small college..lot of fun and even related in many ways to real estate investing (marketing, finance, strategy all apply to the small scale landlord)..plus flexible hours so it works well...so many of us are the part time landlords housing America, changing into work clothes after work (like super heroes of the local rental housing market)

With buildings you have to compare apples to apples.My 20 unit I own is 5 buildings of quad's.They are 30 years old in an A location.They are town home style when you walk in main level dining,kitchen,1/2 bath,living room,and the upstairs each has a master bedroom with a full bath about 1,200 sq ft in each unit.As tenants have told me they like it because it is more like a house feeling.They like the fact unlike an apartment complex where you have people below you,beside you,back of you,above you where you can hear everything.Also you can't control the tenant upstairs using a cheap hose on a washer/dryer and then having a huge water leak into your unit.There are advantages such as those properties typically have amenities etc.Does this building you are looking at have laundry on site,laundry in the unit,or does the tenant have to go to a coin laundry down the road to do clothes??

I don't wear suspenders with a belt but we use a pan as well, LOL.Don't know your plan, but it's great taking clothes off and tossing them in the laundry, jumping in the shower.

You need structural engineer to clear that building as to foundation and exterior walls or anything left.Fire restoration is a specialization, not just due to the smell and impossible cleaning of clothing, protective gear and the mess having possible environmental issues but you need to know what has to be cut out and what can be salvaged.If it were in my neighborhood it wouldn't be sitting there at a price like that.

They will always add the higher income earner and put most weight on them for a loan.Historically on loans the bigger earner always carries the mortgage payment out of the two.The credit comes in from someone can make a 100,000 but spend 120,000 and someone can make 50,000 and save 30,000 so it's income earned and how they use it (credit score) that makes a difference.To be able to sell the loan off everything has to fit in a nice little box.If it doesn't and is approved someone's job is going bye,bye real soon.Most local to regional banks in my area will not touch any what they term as EXOTIC financing.Meaning anything outside the norm.They want to get existing junk off the books and make loans that on paper have a very low chance of default.From what I was reading certain parts of PA is one of the first markets rebounding in the country for values.I would look at clothing,cable,vacations,increasing your real estate closings,etc. to increase cash flow and reduce debt.If you work at a brokerage work on getting your brokers license so that you keep it all.That will increase your income right away.
