I dont know what kind of roof it is etc - however if you have a good broker, you can discuss things with them like discounts for Class IV (Impact resistant) shingles etc.My disclaimer is I've been a claims adjuster for 11 years too long

The house is advertised with a new roof, however they put new shingles on the roof but the underlayment looks wavy and rotted in some areas.

For example $ psf paint, $ psf carpet, $psf hardwood, $psf new roof shingles, $psf new decking and roof shingles, $psf foundation etc.

You turn raw materials – land, boards, shingles – into your product – houses, condos, hotels, or whatever.

Both roofs (composition shingle) are about 20 yrs old, not leaking (yet).

A metal roof has 40-70 year useful life compared to 30 years for asphalt shingles. 

So I went to another insurance broker....couldn't even get a quote from him because he said the other roof on the duplex (a pitched shingle roof) was 18 years old and they only write policies for houses with a shingle roof less than 15 years old!

I was looking at possibly flipping a house that has the hard asbestos shingles for siding.

Before climbing up that ladder onto your roof to fix that damaged shingle, ask yourself if saving $250 is really worth a trip to the hospital.
