My April total rent revenue was up by 4.65% and occupancy on my worst performer hitting 60% and all other properties were 74% to 100% for April. 

Would be interesting to know how much of their revenue is do to a small percentage of high performers. 

Non-Performing – For a lender to call a note due in full they are basically re-classifying a performing asset on their own balance sheet to a NON-performing asset.

- Most offices have their own hourly employees who perform closings as part of their regular jobs.

As most real estate investors will tell you, the beauty of this asset class is that is often performs better as it ages.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

(I have been heavily influenced by biggerpockets to relinquish my hatred of debt --  @Brandon Turner, I'm blaming you if I go bankrupt)  BiggerPockets is like one form of religion and Dave Ramsey is another form.   

Bigger homes just perform better here for this reason. 

Requesting that I pay her to move since I'm influencing her and not allowing her boyfriend to live here.

The deal hasn't performed up to projections and the GP has offered to pay me back my original capital plus 12 percent to buy me out of the deal.
