I would like to get my foot in the door and pick up advice and tips that will help me in this field.  

Hey I'm a 23 year old working towards my first home so that i can get my foot in the door and out my comfort zone. 

Would I qualify, in other words will banks even touch me with a 10 foot pole (dismissed bankrupsy, Collections, chargeoffs)  Or should I (hear me out here) Sell this property (wink wink) to a well qualified person of my choosing, and use the proceeds of the sale to flip my next property while paying off my *sale* house.  

Attempting to get a foot in the real estate investment world.

Self storage rents at the same price as apartments 9per square foot) but the expenses run only 30-35% whereas MF expense ratios are 50% or more.  

Look at 50 houses before you make an offer on one, keep a journal, keep prices of square foot per house that you look at it. 

i know a lot o you are not hands on with your properties, but I for one, am, the sewer lateral issue has been a big one for me, so i purchased a 50 foot USB drain camera on Ebay for $15 or $20 attach it to my electrical fish tape, and inspect the line as part of my rehab, or prior to purchasing if possible. it works for me.

Never had an opportunity to get back in the saddle as she was against the idea of anything besides being a stay at home mom, which left me footing the bills with not much left over.  

I am thinking about signing up with Jason only because I feel it would help me to get started on the right foot with less mistakes and some good connections in Cleveland. 

At $5k for pier footings, $8k for a mobile delivered and another couple thousand to reconnect services, I'm looking at a $15k building ready to rent, that should pay for itself in a couple years rent wise...
