The Boston market is extremely expensive; if I am willing to invest out-of-state (which will require my finding a great management team), should I use this as cash for a single property, use it as a down payment for one property, or for multiple simultaneously?

If it passes 1 and/or 2 hour test (certified third party) while simultaneously maintaining structural design factors that meet code, this could be used in larger multi-family across the country.

They both hit their historic downturn simultaneously, and because they happened at the same time, we saw a much bigger downturn than we likely otherwise would have had it been just one or the other.

Hey guys, I had a few questions I wanted to ask and the first one is if anyone has had problems in IL using double closing/back-to-back closing/simultaneous closing (whatever you want to call it) where there are two separate transactions are taking place A-B then B-C ? 

I have read that simultaneous closing is the best way, but there is no specific explanation on how to do this.....well that i could find.What paper work is needed with the A-B and the B-C transaction and what other paper work is needed?
