If it is a higher end rental where the rent and security deposit cost more I might take the pro-rated amount up front and just have them start paying normal rent from the first full month so they don't have to come up with quite so much cash up front.It really is your preference and what you think is the best for your business and for your tenants.

But a commuter trades some housing expense for the home and instead have $400 up in commute costs (plus wear & tear on vehicle and lost time, say 2 hours each way - pre COVID - better than 2 hours until normal commute resumes).

So I guess a better question would be what type of lender should I look for that will get me the the full 75 percent and also what will the terms be like as far as length of loan and will interest rates be higher than a normal 20 year commercial mortgage.

You may be right to be skeptical, but condos built for $125 sold for $300 sounds about normal, but this is a net 100% return, not 200% Perhaps they told @Dianne Pettitt "double your money" which is 100% not 200%.

small community bank where the assets are located is where I have had success at a little over normal bank rates.. but keep in mind we had significant deposit relationships 7 figures etc..
