I put right in my ads that applications will not be accepted until after they view the property.

Without major repairs needed it will be challenging to get a substanially below market offer accepted.

I have two questions:(1) If it says I met the reserve, that means that the Seller has/will accept the offer, right?

One outside the city is great, but the one located in the city is so terrible many landlords won't accept tenants with vouchers from it.In Detroit, it's a mix.

If you think $50 in late fees is enough to offset your risk, you are in for a rude awakening.By accepting these late payments, you are giving her the impression your rules are negotiable or unimportant.

From there you start scheduling showings to look at potential options and submit offers on the ones that appear to make the most sense.Once you have an accepted offer, you work through the escrow process by doing your due diligence and working with your lender to get your loan approval.Then....you close!

If it's anything like Colorado here, you had to accept the terms of the sellers' lease with the current tenants.

Question is, are we owed a septic design via the purchase and sale that was accepted a while back? 

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.
