It took me 6 hours to fold, stuff, and stamp 200 envelopes. 

The US economy has growth by four times, but the world economy has grown over seven fold.

It comes back ten-fold.

For me the purpose is two fold, the obvious one being it helps my company grow in a variety of ways (new contacts, brand recognition, etc) but it's also all about helping people which is something I've truly started to care more and more about as I've grown into my career.

Well, as you already noticed the major benefits are two-fold:1) Larger than typical cash on cash return.2) Potential for massive price increases if the area(s) in question gentrify / become "hip" again.When I was in college in 94-99, the town where I went to school had "moved south" about 20 years prior. 

You have to look at 100 deals on paper to identify 2-5 potential deals and I suggest, you make offers on all those potential deals.It's a lot of work but if you do them diligently, you will multiply your $100K initial capital 100-fold. 

I switched jobs in the 2009 economy fold, and probably messed up as I did not do any RE investing for 7 years, other than investing as a minority partner into a 72 unit college property using our HELOC for $202,500 as our portion of down payment.
