For stove burners, induction burners dont stay hot and shut off if there is no pot but they are pricey.

Self cleaning and smooth top are easier to clean but the electric coil burners don't break as easy. 

Most of those inspectors are so fat and lazy they would never climb a ladder or fit through an attic hatch.

caveat: If you are late to the game and already have a fat 401k then you should convert to solo401k.
