I'm getting $750/month rent and once the mobile home outlives it's usefulness I'll build a home on the lot because it's inside the city limits of New Braunfels a couple of blocks from IH35.

My street is pretty quiet not sure about the few blocks up.

Things vary vastly in Chicago...neighborhood by neighborhood and in many cases, even block by block. 

This is a unit by unit basis, not building by building, or block by block.  

The comps in the area were all at 95k but the difference was that we were the only block that is not in the flood zone.

It will be about an 8000 SF steel and some block commercial building.

There are good blocks and bad blocks in the area.
