I recently got my Real Estate License and joined the association primarily to learn the market and find deals for myself.After starting investigations into two separate properties (the first two I looked at in fact) I am a little disturbed by what has occurred in these investigations.In the first, during the first conversation with the other agent I was told the owner was out of state, going through a divorce, an eviction, and that he needed to liquidate his assets.

Absolutely, BPOs are common and usually the preferred method to get value quickly, but of course there is still cost associated.

As such I can pull comparables from our local MLS on local investments and as a member of National Association of Realtors I have access to their RPR product that pulls comps for me nationwide.

Related to the CAPEX, I might check into the association some. 

Friends, family, business associates, doctor, dentist, accountant, etc.

Another issue I see is how people look down upon wealth since they associate it with greed.

Last time I did this, I spent five days and only got two of 6 to show up and of the two, one never passed me his bids and one turned out to be a bathroom specialist only and did not want the other task associated with the job.
