I'd done some reading in the past and thought a few of the main Canadian banks had such specialty trust divisions that could help you with plan setup.As for finding investments, networking with other investors, real estate agents, etc. is the way to go.Brian, from what I've heard is that CAN banks make it extremely difficult to setup.

Jaron Walling said something that caught my attention, "search for and buy a bad roof, leverage it during the negotiation"....especially of the property has been sitting on the market longer than normal for the current market, a "bad roof" might be a gift from the real estate genie.My point is this: get good at estimating and fixing a bad roof (or any particular problem found with most houses that sit on the market longer) and you'll get comfortable buying/fixing properties that scare off other buyers.

If your comps were sold by a real estate agent and you are using them to justify your price, that is like trying to sell your car at a car salesman's price instead of an owner's price.In any case, if you need to lower the price, make sure that the price drop is a decent amount versus a "drop in the bucket."
