I would also agree with some that even paying taxes may be acceptable if the ROI works out.  

When I say you can't show the property, it is perfectly acceptable to open the door and let them look around.

For example, if you want credit scores above 600 but you accept a 580 once, you can never in the future decline someone with a credit score between 580 and 600.The gray areas…I like a credit score above 600, I like my tenants not to have bankruptcyI like my tenants not to have a lot of debt (such that payments impact the Gross = 3X number)I like my tenants to have a history of paying on time Here is a scenario:  Tenant “X” gets past all the instant declines.

Would be 4x that if we accepted financing ehhh 🤷‍♂️Do you own all aspects of the operation?

They generally have 2 weeks to accept or not. 

And I don't see myself putting in more than 3-5 offers before one is accepted. 

I would add to that the fact that STRs here are much more accepted in the resort areas.

I don't want to throw them entirely under the bus, they do some things well, but overall communication and time it takes to turn a unit are not acceptable and have me looking elsewhere.

In the end both LVP and refinishing will be acceptable for a class B rental.
