A friend introduced me to eXp realty (look them up, not sure if they operate in your state) but they are cloud based and everything is handled online and I just joined a few weeks ago and it has been so convenient and easy to get in to.

If there are clouds on the title, I am pretty sure the deal will be voided. 

Is there a way to cloud the title or file a lien in Oregon?

Cloud, but have yet to get one accepted. 

You can use a service like "Tenant Cloud" and have your tenant put them in.

I use a combination of excel, google keep, and OneUp cloud based accounting. 

The point was that without a cloud on title there is no reason to file suit, nobody to name as a defendant, no one to notice by publication. 

This will protect me from any clouds on title as well as liens that weren't listed or filed at the time of the auction like a mechanic's lien.Now, SOMETIMES the auction will be postponed. 

But consistently moving to the confluence of what you're uniquely great at, what you love to do, and what you can make a bunch of money doing...That was a bit in the clouds, wasn't it?
