Honestly, if someone brought a deal to me, where I am taking all the risk, fronting all the cash, signing on the note, paying the negative cashflow towards the note every month, but it was somehow otherwise a screaming deal (hard to imagine), I might kick the person that teed it up for me 5 or 10% equity in the deal.
