IG: @MattPriestJr I have properties that I rent by the room in King/Pierce/Snohomish Counties.Many pro tips.For heating, I use Nest Thermostat and "lock" the temperature on 68 degrees. 

If you can't do that, they make boxes you can put over the themostats in your tenants apartment, you can set it to room temperature and lock the box.

Anyone every implement a household practices contract... for example quite hours after 10pm - 6am, designated parking spots, house temperature has been a big one in my house hack (some complain about it being to cold when the thermostat is at 70).

With the amount of snow we get and the drastic temperature changes ice dams on the roofs cause a lot of the issues i see.

Another thing we do is have materials delivered early (something like flooring or trim) and have them sit in the house to get to the same temperature as the inside.
