I have a signed contract and have all the receipts of payment.

Most places pay 100% but some brand new complexes will pay between 125-150%, especially if you can convince a tenant to sign a longer lease term (14-18 months long).

When I signed up for BP Pro, I was under the assumption that it included the access to the audio books.

Granted, they are managing tenants in a popular fix and flip area where folks just get a lease signed above market to appear great, sell the property then realize the tenant is terrible and are stuck.

You can always decide at a later time to let them out of their lease with an addendum you both sign.

I require that my tenants sign up for automatic rent payment through Rentredi in order to lease from me.  

You have to know how to find and sign properties ahead of getting access to those buyers.You do want to do both at the same time so that when you have your first deal, you know someone, but don't expect anyone to pay attention to you if you don't have 4-5 deals at all times.

If your plan is to rent to college students, then I think it can be wise to have in your contracts co-signed by a parent/legal guardian.

We’re also considering purchasing another LTR near Disney to eventually enjoy with our newborn—a celebration of sorts for future family vacations.

March we signed with a Property Manager and May 21st, today,  they are still there enjoying free rent.
