It depends on the modifications too, wider doors, open cabinets, pull under sinks, reinforced ceiling attachments for slings and bars, larger bath rooms, roll in showers, exterior ramps, van accessable garage with additional space and ramp, bed and bath alarms and open floor plans are hard to find.

I am using a VA loan and I am currently located in Virginia beach with the following search criteria: SFR 4/2 with a backyard ( garage is a bonus) , 1600+ sqft with a market time of 40+ days, minor repairs or modifications needed are welcome.The modification and market time is , you guessed it, to be able to negotiate a discount from the original listing price.

@JC CebaA few modifications if you don't mind ......Contract term: should check with lender for their recommended time they need to close the loan (maybe 45-60 days) as loan closings are taking a bit longer today.
