#'s are essential, but even great numbers can result in a big fat $0 with poor relationships and/or poor management. 

I listened the other day to an hour long video session with Gene Trowbridge ( has been in syndication over 30 years).At one point I think he said he had about 850 K1 investors on his syndicates.

You want plenty of fat for carrying costs because these loans are reimbursement loans.

If you want higher returns but also more possibility of turnover Germantown (but that market is a bit overheated) and other university areas, Phoenix hill (1 or 2 bed/ 1 bath duplexes with good rents) or Smaller SFRs in Crescent Hill, condos near old Henry/ Shelbyville/Brownsboro/Westport exits on the Gene Snyder.

Every single one I've worked with to date just sends me MLS listing, I find property, and he/she gets a nice fat paycheck.

Fat chance unless you find a private investor that wants to bank on a virgin real estate investor...and even then it will be at a much higher interest rate.
