If you want higher returns but also more possibility of turnover Germantown (but that market is a bit overheated) and other university areas, Phoenix hill (1 or 2 bed/ 1 bath duplexes with good rents) or Smaller SFRs in Crescent Hill, condos near old Henry/ Shelbyville/Brownsboro/Westport exits on the Gene Snyder.
