I have come across a few different deals where the seller expressed some interest in a contract for deed sale - some with terms that seem pretty compelling, others that look more like a last resort for buyers that couldn't qualify for other types of financing.

You may be able to find someone on BP by using the 'search' function to find members who have expressed interest in your same strategy/situation.

If this person does not express interest in real estate and does not seek to know more about the subject the way you do, what makes you believe they will when the project becomes difficult?
