Bring the whole fam to enjoy the pool, waterpark, and amazing amenities. - The resort does have occupancy restrictions so please reach out if you have more than (4) people in a room.- There are options for suites and adjoining rooms, which have been popular options for people bringing families because they love the idea of a tax write-off vacation!

Any advice or tips for someone new to investing? 

Unless you are terribly priced, or have a severely limited customer pool, turning people down is going to be part of the business. 

You'll regret it.A tenant must be a law abiding citizen (no criminal background), willing (credit verification) and able (job income verification only w/ no commission or tip payments included) to pay rent and take care of a home (landlord references)   If they pass all these, then whether they are "nice" or not comes into play.  

The worst part of renting to my Parakeet tenant is that her cars are spotless, her house is spotless, every time I go over my car needs to be washed and all I can think is they must look at it and think "geez, there goes the neighborhood" lolOne of my best tips, I learned from a friend who owns 50 plus rentals- always collect the rent in person.

It’s 4bd 3.5ba nice neighborhood and planning to cover inground pool and add pickle ball court.

Any tips you could share would be greatly appreciated.I'm Canadian investor looking to BRRRR in Texas so will not be in person. 

My other thought was to do an outdoor barrel sauna, and/or a stock tank pool for the hotter months.

Any tips, videos or ideas anyone could suggest to help us make our first move possibly a step towards investing in real estate? 

The house is built in 2001 and has a pool as well.
