I think the near north side is going to resemble Manhattan in the next 20 years.

A few years back the complaint is that there is no inventory in NYC, but now there are tons of new condos at almost every street corner in Manhattan, so I wonder how tough it is to get a piece of the pie so to speak.

Rents and vacancy will vary dramatically based on the neighborhood.I live in Brooklyn myself and appraise real estate there and in Manhattan.

The interesting question is how this phenomena effects more modest $1-3 mil properties in Manhattan and SF.

If Manhattan does that for you then I'd keep investing there.
