They know people like me and other millionaires for along time will tell them to go f*ck themselves so they do not even contact or try.Successful people don't have time to mentor people for 1,000 bucks.

The people that have success truly understand there will be challenges and keep moving forward when they happen. 

A lot of people travel with pets so charging an extra fee can make up for potential damage plus you expose your property to a broader market that can help with bookings.

However, most people wait at least 6-12 months just in case the IRS doesn't question it.

I saw someone post in a group who I think is a schmuck brag about hitting a specific figure for their training and I just shook my head - like wow - this person is a great sales person and just steals the same lines from the business book about working hard and throwing out some slick slogans - but man oh man - when real estate gets hard people move to being a guru - just look at FB ads right now - many are not funds anymore but how to raise money, how to do X.

OOS investing is much harder than you think, very few people have succeeded at scale, usually it fizzles out.

Expect higher turnover as people renting rooms tend to move.

But if there’s one thing I’ve learned over my 20 years in real estate.. especially working deals in markets as varied as Phoenix, Austin, and even San Antonio.. it’s that having the right people in your corner can turn a migraine into a mildly annoying headache.
