But when your assets are becoming sizeable and you are becoming a target for nuisance/ambulance chaser lawsuit, having a proper structure beforehand may make you look less interesting for the contingency lawyers.

Just factor in the extra difficulties/costs of having a clouded title. 

You could also compromise & buy in places like St Cloud/Manketo/Rochester/Fargo, which are all on the list of Milken Institute Best Performing Small Cities 2019 & in which you could find similarly priced properties in locations with good market forecast. 

Not necessarily, if they are only providing a QCD or transfer of sheriff's certificate then this could come with any liens or other title clouding issues.

Now the bad part my personal house only can have a dial up connection so the cloud stuff works horribly and would rather have a local version downloaded on my computer and as you might guess the signal with cell phones is pretty bad out here too.
