I searched through google and I guess I just want to ensure that I am on the right track. 

I currrntly own a home and am renting it out, I am working on purchasing a duplex.

We plan to keep them on a month to month lease but after a few months, have them sign a year lease and increase rent, however, we need help finding a GOOD app/website to get lease agreements/documents from or get a template so we can fill/add certain things we want.

If you are analyzing 100 deals, use that to take those numbers down to 25-30 days that could really be deals then go deeper with GCs to get you full details on what you would be paying on rehab and good comps.

Financing depends on your scenario and what type of property you're purchasing.

There's also a lot of mid-term demand in this area from people moving down and waiting on their home to be finished.

I didn't negotiate a ton on price as the deal seemed pretty reasonable.
