You want your prize property to not only look great, but to have a smell that makes a visitor smile.

I think it's an ok deal, but nothing to scream about. 

There is the walk thru and give as accurate as possible from a 30 minute visit or even reports and photos.Then there is wanting me to give you a formal Quickbooks estimate of exactly what will be done-my price.I have been working on usable forms on our website/app that investors or myself can easily fill out (check boxes) that have real prices.

On-market: all of the information is there but you'll typically not going to find  screaming deal.

I bought a 2 unit building in Buffalo New York in the hopes I can attract people who want to visit or honeymoon around Niagra Falls.

I have three basic criteria for a property that I'm about to buy:-300K or less-good appreciation predicted-AirBnB revenue is high - a city/place with frequent visitors-Has condos zoned for commercial use or some other category that minimizes the chances of regulations around property usage as an STR.  

Especially in this market if a contractor / sub-contractor has 6 jobs going, they're living paycheck to paycheck and all 6 of their employers are calling and screaming at them whose job do you think they'll go to first?
