At one, when I opened the screen door, I could already smell the stench of garbage!

Well, personally I have never walked into a Walgreens that was carpeted, outdated, and had a funky smell, but I have been to many CVS stores that were exactly that.

Corroded pipes under the kitchen sink that had a horrible taste and smell to the water, it was then that they offered to let us break our lease but arent being forthcoming with the deposit... which im assuming they spent quickly. 

I know this market is pretty hot so this could be an uphill battle.

I need advice on how to remove the Dog smell from one side of my Duplex.

If they know the landlord / tenant laws in PA they will surely drag this process out for a few months... and once they appeal to Common Pleas court your best to hire an attorney... this 'aint DIY court anymore (and that's where the charges begin to pile up).Wile you might "win the battle" by getting your tenant out sooner, be prepared to spend some time & money getting the place ready for your next tenant.

That is a great smell. 

It closed about 2hrs later - as you can see, water was coming over 25437475_472187843175455_1677011152_nFlooded cars on I-10 on the way out25435262_472187189842187_454811744_oA gas station had been flooded and for about 5 miles, the smell of fuel in the flooded water was nauseating.

I have to figure out a way to get the smoke smell out, the sticky spills cleaned, the closet door replaced, and get everything back into order before my next guest arrives from New York tomorrow.
