Metro Appliance is a good place for appliances in Wichita - they'll match any prices or beat them at all the big box stores and have a way better selection/flexible on delivery etc.  

Today was a pretty busy day actually, so this is how my day went:8:30 am - 9:00 am - Printed off rental applications and flyers for some new properties I'm showing this weekend.9:00 am - 9:30 am - Went to the banks (3) and made deposits.9:30 am - 9:45 am - Dropped off flyers for a couple rental properties I'm showing at 3 different current tenant's houses.10:30 am - 11:00 am - Stove delivery at a tenant place.

Would you advise I approach directly the owner of record of the adjacent parcel, next; or should I acquire ownership of this parcel (or purchase an option to buy), subject to delivery of clear title from the surviving spouse first?

We have already purchased a hot tub and are expecting delivery of it in August.Since we're not on the lake we're already at a disadvantage so I was hoping the community could provide some of the biggest draws to help boost rentals.

Separating the addresses (units A & B) would be ideal for mail/deliveries but not a huge deal if decided not to.  

I found a good like new washer on Craigslist, out of a newly bought house (new owner wanted something different) but for most appliances, when accounting for delivery, the price savings for the used product wasn't low enough to make it worth it.
