Also (depending on your layout) we have stolen room from the inside of a garage to do the same

One of my tenants in Washington State (Snohomish County) son had his jacket stolen while at school which had his house key in the pocket.

David,Over the years, I've sold one, had one "stolen", still have one (12 years old), and have just started another.

Just think if 18 months in, for what ever reason, both tenants move out, some pipes get stolen which leads to water damage and you are faced with funding repairs of (lets keep it small) of $3-5,000 US.

Oddly enough someone I know had thousands of dollars worth of tools stolen from the flip site.

Lowering the rent by $50/mo and losing $600/year is way better than needing to evict, having your money stolen, house ruined, etc.Personally, if it were me and you had any doubts but you really wanted to get this guy in, get him in on a month to month lease, so if there are issues, you just issue a 30 day notice to quit/vacate, then you'll have a much easier time to evict, since you don't need a reason, it's just a non-renewal.

I will not however now buy a place where I feel my tools will get stolen. if I walk into a place and see that someone took the copper or little things here and there, I tend to not even give that property a thought.
