Will the area demand a higher rent if your apartment is improved to those standards or will you over do it on the upgrade and not be able to get what your apt should go for due to the area.

The tenant failed to mention that that was the time they were going to be filming a "home movie" in the water bed.

On top of that being that the property was occupied (delivered vacant) it was in great shape and didn't need that much work to bring it up to market standards.

I believe that the shower in the second floor bathroom is causing water damage and creating the mold in the first floor bathroom ceiling, which may require removing the first floor bathroom ceiling. 

In that same 6 years I have had to replace the stove and water heater, have the dryer and oven fixed, and had a tree trimmed and an eve repaired.

In my market, if I do not remove contingencies or change the standard agreement I have 17 days to pull out for whatever reason I desire.  

Are there signs of water intrusion on the inside of the structure? 

Also study costs of roof replacements, furnaces and water heaters.

The water is always cold, but at least in the summer it is nice outside of the water and the winter air temps are probably higher than the Tahoe winter air temps.
