I wasn't expecting a response from someone with local market knowledge, but Account Closed , since you're probably familiar with it, the condo is located within a block from the Beltline in the Old Fourth Ward on Edgewood Ave - one of the "hotter" areas in the city due to the influx of new development and gentrification projects.That being said, would you still hold the same opinion?

We've converted the alley garage into a fourth unit and the place is above the 50% rule (which is pretty hard to do in the local market).

However, the water/sewer in the city where our properties are only bills quarterly, so the tenant can rack up quite a bill by the time they're evicted.

I look at properties like this but they are say 50 units for 3 million to 4 million for my commercial clients.They key is to get grad students in the third to fourth year.
