@David Butler your answer was so in depth I was wondering if you wouldn't mind, in order, writing each sub I would need to get (what kind of profession am I looking to hire) From your list, it all pretty much common sense, but I cant make mistakes so I want to double check). its a basement , four stories, and a roof deck in the heart of philadelphia.

Unless the lease was mutually extended (commonly referred to as ‘renewed’) by both parties, then it would expire on the expiration date and the tenant would need to vacant at that time.
