My guess is that this wasn't the first time they were late on rent and the landlord let his frustration cloud his/her judgement.Also, you may not have the entire story.

I honestly haven't plugged into much of the EXP training in several months and rarely go on the cloud campus despite it being an incredible resource.

@Andy Nathan Thank you, but I built a proof on concept that is cloud based.There are 12 nondisclosure states and growing.

If that is the case all title policies will have that cloud, so if your lender is requiring clean title, which makes sense, then you will probably be unable to get a mortgage.  

There are ways to monetize the ITC on investment property such as using a 3rd party that can take the tax credit and pass the savings on, like in a PPA or lease situation, but those options have some drawbacks such as clouding the title with a UCC-1 fixture filing (kind of like a lien) which isn't a benefit during transfer of title as in during a sale.

If I wanted to sell or refinance within the right of redemption period it would be difficult since the title is clouded. 

I’ve become a certified mentor with EXP Realty as  it’s very important for a new agent to have a ‘go to’ person, particularly in a cloud environment!  

Because he is a contractor and a realtor as well, he will do practically all the work (flipping and selling the property).One the property is sold, the gains will also be split 70/30% in his favor.He will have his name on the title and add us on what he called a "cloud" on the same title.
