I got into real estate investing by accident and based on the reality of being mid-level management @ age 54, I'm on the coroprate chopping block.

Don’t think because you have fancy counters , recessed lighting or nice paint layout that you will get one dollar more in rents than the other houses on the same block

All my limited beliefs, energy blocks and so forth.

Title Insurance is of no value since I believe the statute of limitations is 25 or 30 years as I recallMy best guess is that at some point the additional land was deeded to them by the city so the city would not have to maintain itI assume the deed is a Lot/Block as opposed to a metes and bounds ?

Louis can be different from block to block.   

Maybe you won't find something in a few blocks radius but there should be at least a few that sold in the past few months in the area.

If you can acquire that and block out the property address, you can post on here and we can take a look at it for you. 

I would thoroughly wash all surfaces, then paint the walls/ceiling, preceding that with an odor-blocking primer.
