Hi Matt, whenever evaluating an MTR market I would suggest looking at Furnished Finder, Airbnb/VRBO (30+ day stays), and Zillow to try and see what other online listings are available. 

DO you have access to an online Owner Portal?

There are several sponsor questionnaires available online. 

The online form is letting me enter my Florida mailing address but says the registered agent must reside there. dont have a mailbox there, or should I just have the mail forward to me in florida?

There are countless blogs, forums, and online communities where experts and enthusiasts freely share their knowledge and experiences.

hey Jason, I think that it's a smart move that you want to take your Marketing Online.

I would require renters insurance and make it easy for them to purchase providing online options and suggestions to add to their car insurance, etc.

People who weren't able to find student tenants when the new supply came online had to rent to area residents, which may not have fit their model. 

That's why I suggested someone I know who has done rentals there before because another PM could not do it.Maybe just focus on the poster's question and add your take instead of going down a rabbit hole in an online forum to puff your chest out.
