It depends if your plan is to buy more than 10 then as you know you can only get 10 Fannie Mae loans it would be silly to waste your finite loan slots on silly 60-70k properties.

I think Frederick, as well as MoCo, DC, Fairfax, Arlington, PG etc...are great areas to invest in.  

It's a fairly expensive proposition, but you could divide up slots on the reverse side of your insert and sell the spaces to other RE agents, mortgage lenders, appraisers, etc.Good luck and keep us posted on your progress.

Turns out the local office never confirmed my time slot even though I had an e-mail saying they would be there.  

PG's are not required and there is no personally liability you simply hand in the keys.If your worried about 3rd parties sueing you..

for cash flow you may want to consider duplex and or 4 plex.. the same mortgage slot you use up for a SFR can buy you 2 to 4 doors..

PG county and eotr are more volatile both up and down than the other areas.

My prediction - Greg S has very few problems with tenants and his rentals run like fine tuned machines and pay like slot machines.  

He then places that in a drawer that has a mail slot in it.  

But, that slot machine was just ready to pay out, she just knew it...and there was that envelope with all that cash in it in her purse...
