Go to the city and county of your prospective STR and ask for the deed restrictions and/or municipal code, for the specific property.

At a minimum,  you should understand what the current zoning is and what restrictions there are.As the post above mentioned reaching out or going in person to speak with the planning and zoning department will be very helpful. 

I remember a buddy who once represented a client in the Santa Cruz Mountains.. this client turned an old barn into a shared art studio and invited local artists to rent the space, which ended up boosting inccome in ways they never imagined.The Redwood market can be tricky because of environmental restrictions, zoning quirks, and limited inventory.

The restrictions vary by location, but they can impact guest satisfaction and demand.

Its my understanding that SF has pretty tight Air BNB restrictions like you have to register and can only rent them a certain number of days a year?

You also have setback restrictions which are based on height.That’s just some of technical parts of zoning.

In our experience that is what carries the day along with the area and the STR restrictions or lack thereof(a whole other conversation) that deems the valuations.Airbnb and VRBO have thought of this and are way ahead of it, we scaled quickly using these platforms for two high end STR that book out great, once we established that, we created a direct book website and are slowly pulling our repeats from that.

This restriction limits the number of homes we can build and impacts affordability.If we were approved to develop more 40-50 ft lots, we could build more units and provide a more affordable product. 

Restricted food benefits, no fast food and cheetos, no, basic food, basic everything, SURVIVAL.
