Talk to the seller, but options are to cancel the sale (and risk losing your deposit), renegotiate to lower the price to allow you to fix the problems or ask them to fix it. 

Buyer can get access to system from seller and make payments or seller can receive payments from buyer and make payments.  

Not every seller will align with your business, and that’s okay.

Which is why I always send the listing to the sellers to proof read everything.

Hey Laura,So I can't help with the true GAP funding, but I might have some ideas on how I could help utilizing the seller financing and transitioning it to something long term. 

We are willing to take a loan if needed (seller finance would be great), would prefer multifamily or apartment but open to all thoughts. 

Seller is asking 260k.
