The latest timeline given to me for one of the properties is Mar 2023, but the other property has not even broken ground yet.  

Another reason is I would like to hit the ground running.

Any other advice, or pieces that you think I'm missing - I'd be grateful for any and all wisdom that is shared with me. 

Regardless of your exit strategy better to have  "Boots on Ground" wherever you invest. hope this helps.

That group is made to help first time investors build systems to get off the ground.

The back patio and large trees on the grounds would be great for that too.  

I was told that a ground-floor condo are better than a second floor condo ( If there's no elevator and Stairs are present).

You need someone with boots on the ground and someone who has done this before.
