Most real estate agents don't know much about what to look for on raw land (and then they call me because I am the one-eyed amongst the blind).

In other words, in the eyes of the IRS, the LLC would be non-existent. 

i understand a true duplex might be a lot more expensive, but i think it's at least worth continuing to research and keeping an eye on.and sticking to my original point, OOS can be tough.

We are so excited to see this through that we generally don't give it too much thought, since we have our eyes on the big picture.We definitely have an affinity for Florida and plan to keep our eyes out with what R2R is doing once we see this through.Again, to others considering this, I can't give a definitive "Yes, this is an investment everyone should make."

The only thing I would advise is to keep a close eye on the HOA fees, as that's where the cash flow can get squeezed.
