They are not REALLY oversea people, they are US citizens/greencard holders but they are ethnically minorities, English is not first language and they weren’t born and raised here.

Trulia: use for demographics (% college grads, owner occupy vs. renters, etc), then click on "See businesses, schools, crimes near this home"Zillow:  for rough estimates of rents and value (rents more accurate when you search zillow for similar homes in the same neighborhood)Citydata.com : it breaks down each neighborhood and gives you income, demographics, ethnic breakdown, etc (You already listed that... so not sure what they are getting from it that you're wanting but can't find..)A host of people suggest, Rentometer, Rentjungle, and Rentrange for coming up with the most accurate rental prices.... some people like them, some don't.Calling 3 to 5 PM companies in an area and asking them a bunch of questions regarding the market, how quickly things are going, prices, etc...

Do khaki, runners or production Perkins  Raise ducks or geese for the fall market or take orders for Chinese ethnic groups   Organic and free range    .  

Professionals, white collar/office workers, blue collar, ethnic/minorities, roommates, families, couples, etc. 

That LA case where a landlord being penalized for not wanting to rent to someone who doesn't speak English as ethnic and country of origin biased. 

An ethnically diverse, urban area with a decent population of young professionals and career opportunity is important to me, which is why I initially considered Chicago.

A good way to forecast rental demand is to also look at economic data from FRED - population growth over the past few years, median housing income, job growth, crime rate, schools, ethnicity mix, etc.

At least out here in California I would never talk about such things as ethnic background, age, etc... in a public forum as it could be construed that you are discriminating in your tenant selection. 

You may also want to broaden your pallet and experiment with certain ethnic dishes.
