I purchased a 14-unit apartment building with a very specific ethnic group occupying the entire apartment building.

Probably 1/2 the sales were to investors from one ethnic group. 

GreatSchools.org also includes race/ethnicity by school, and grades schools based on test scores, then partners with ZillowGroup to locate homes for sale in each location. 

I’m also ethnically Filipino and have witnessed first hand the way business is done in my own personal life.

Others' behavior could be people that are likely to have similar proclivities to you, similar geography, similar age, ethnicity, buying habits, interests ... whatever. 

The Landlord told me under no circumstances does he want that particular ethnic food cooked in the unit.
